Conventional Loans

A conventional loan is not guaranteed or insured by any type of government program. Veterans Administration (VA) loans and Federal Housing Administration (FHA) loans are loans guaranteed by or insured by the government.
Guidelines for these types of loans change periodically to ensure investors are protected from unqualified mortgage loans.

Government Loans

This type of loan is guaranteed by a government agency. These loans are offered by mortgage lenders and are designed to make homeownership more accessible and affordable for individuals and families.
There are several types of government-backed loans available, including VA loans, USDA loans, and FHA loans.

Jumbo Loans

A jumbo loan is a mortgage loan that exceeds the limits set by the Federal Housing Finance Agency (FHFA).
Since jumbo mortgages don’t have the guarantees that come with conforming loans, borrowers tend to be subject to greater scrutiny and may have higher borrowing costs.

Reverse Mortgages

A reverse mortgage is based on the home’s value, the youngest borrower’s age and the current interest rate. These mortgages have no monthly payments while giving access to home equity during retirement.
Borrowers who meet the minimum age requirement of sixty two and a half years are eligible for this special program.

Bridge Financing

This special financing is a short-term loan used to help a borrower bridge the gp between buying a home and selling your previous one. This is done by leveraging the equity you anticipate receiving when you sell your current home so you are able to purchase a home before selling.

2nd Mortgages

A second mortgage or a junior lien is a loan you are able to obtain using the equity in your home as collateral when their is another loan in existence on the property.
Home equity loans and lines of credit (HELOCs) are common examples of a second mortgage. These liens have different qualifications than first mortgage liens.
